Commercial Build-Outs in Sunrise
About 20 minutes from our Fort Lauderdale base. Sawgrass International Corporate Park gives Sunrise a deep inventory of tilt-wall office and flex buildings, and the city reviews truck circulation and parking counts there with as much attention as it gives the interior scope.
Send a floor plan, a lease exhibit, or a landlord work letter. We come back with a real number and the assumptions behind it.

What we are building in
The commercial stock in Sunrise
The corporate park is tilt-wall office, flex and distribution — mostly single-story with high clear heights and minimal existing conditioned area. Retail concentrates around Sawgrass Mills, one of the largest outlet centers in the country, which operates on its own rules entirely.
The authority having jurisdiction
Permitting and review here
The City of Sunrise reviews commercial work. Inside the corporate park, a change of use within a flex bay can raise a site-plan question — parking counts, truck circulation, landscape buffers — before it ever reaches the building code. That is the sequencing surprise here.
What the ground and the structure do
Site and building conditions in Sunrise
Tilt-wall shells were built for a single tenant and very little conditioned floor area. Carving offices out of a bay means new HVAC, lighting redesigned to the current Florida energy code, and a demising wall with its own fire rating and its own separated exit. It is a mechanical and life-safety job with partitions attached.
Logistics
Access, loading and working hours
Dock-high loading everywhere and generous laydown space, which makes the corporate park one of the easiest places in Broward to run material. Sawgrass Mills is the exact opposite: barricade standards, night deliveries, center operating rules and a fixed turnover date.
The case
Why owners in Sunrise call us
We build in buildings that are still open
Most commercial work here is not an empty shell. It is a floor above a working tenant, a suite next to a trading desk, or a dining room that has to serve on Friday. We phase, we work the hours the landlord allows, and we protect the path from the dock to your door.
A budget before you sign the lease
Send us the space and the landlord work letter before the LOI is final. We will price the build-out and name the assumptions, so you negotiate the tenant improvement allowance knowing the real number instead of finding it after you are committed.
Self-perform site engineering
Dewatering, support of excavation and deep foundations — including tidal sites — are done by our own crews, not brokered out. Very few Florida general contractors can say that. When a build-out turns into a structural or below-grade problem, it does not become somebody else’s schedule.
An institutional record behind the field team
Our leadership has delivered Hospital for Special Surgery’s FDR expansion, Emigrant Savings Bank fit-outs, the ADL tenant renovation in New York, and deep foundations at 1515 Surf Avenue. That is leadership experience, not a Romco Builders project list — and we will always say which is which.
Services
What we build in Sunrise
Tenant Improvements
You have signed, or are about to sign, a lease on space that does not yet fit how your business works. Between you and occupancy sit a landlord work letter, a design team, a building department, and a landlord’s rules about when you are allowed to make noise.

Commercial Renovations
The building works. It is simply the wrong shape for what you now do in it, or it has aged past what your tenants will accept. Renovating a building that is still operating is a different discipline from building an empty one, and it is where most schedules come apart.

Office Build-Outs
An office build-out is judged on two things nobody sees in the drawings: whether the mechanical system can actually condition the layout your architect drew, and whether it is finished in time for the move you have already scheduled.

Medical & Dental Build-Outs
A clinical space is not an office with a sink. It is a permit with a second regulator attached, a mechanical design driven by air-change requirements, and a set of inspections that a general commercial contractor does not routinely see.

Restaurant Build-Outs
A restaurant build-out is a mechanical and utility project wearing a finishes project’s clothes. The dining room is the part everyone discusses and the smallest part of the risk. The hood, the make-up air, the grease waste and the incoming service are what decide whether you open.

Retail & Showroom Build-Outs
Retail construction answers to two clients at once. Yours, and the landlord’s design criteria manual — a document that governs your storefront, your signage, your lighting levels and often the contractor you are allowed to use for anything that touches the base building.

Preconstruction Services
Every expensive surprise on a commercial project was knowable earlier. Preconstruction is the deliberate act of going looking for those surprises while the only cost of finding one is a redrawn detail.

Construction Management
Some owners do not need a lump-sum contractor. They need a professional team on their side of the table — running the design consultants and the trades, controlling cost and schedule, and reporting to them in numbers they can actually audit.

FAQ
Questions from Sunrise
- Do you take commercial work in Sunrise?
- Yes. About 20 minutes from our Fort Lauderdale base. The City of Sunrise reviews commercial work. Inside the corporate park, a change of use within a flex bay can raise a site-plan question — parking counts, truck circulation, landscape buffers — before it ever reaches the building code. That is the sequencing surprise here.
- Can you convert warehouse space to office in the corporate park?
- Yes, and it is common work here. Expect it to be driven by mechanical, electrical and life safety rather than finishes, and expect the occupancy classification change to raise exiting, fire separation and parking questions. We settle those in preconstruction.
- How is Sawgrass Mills work different?
- It runs on the center’s calendar, not yours. Barricades to their standard, deliveries overnight through the service corridors, protection of finished common areas, and a close-out package the center must accept before you are permitted to trade.
- Do you charge to look at a space and give us a number?
- No. A walk-through and an order-of-magnitude budget on a Sunrise space you are considering costs you nothing — that conversation should not have an invoice attached. A full preconstruction engagement, with a line-item budget, a constructability log and a permitting map, is a priced scope of work, and we credit the fee against the construction contract if you build with us.
- Can you work around the hours our business actually operates?
- Yes, and in Sunrise it is usually the only way the job gets done. Phased construction, off-hours demolition, temporary partitions and a maintained path of egress are normal parts of our scope. Off-hours premiums are shown as their own line so you can see exactly what the phasing costs.
