The common South Florida failure is a floor plan with more private offices and conference rooms than the base-building VAV distribution was designed to serve. It passes design review, gets built, and then the corner conference room runs eight degrees warm with twelve people in it. Fixing that after turnover means opening a finished ceiling in an occupied office.

Scope typically covers demolition, metal stud framing and drywall, glass front office systems, ceiling grid and acoustic treatment, HVAC distribution and controls, power and low-voltage rough-in for data and AV, lighting and controls to meet the Florida energy code, doors and hardware, flooring, paint and millwork. Budget shape depends most on the ratio of private offices to open plan, the glazing package, and whether you are reusing the existing ceiling and sprinkler layout. We schedule backwards from your move date and tell you the last honest day to make each finish selection.

- How early should we bring you in?
- Before the lease is signed if possible, and no later than the design development stage. Every week of early involvement buys back constructability decisions that are expensive to reverse once drawings are stamped.
- Can you coordinate our IT and AV vendors?
- Yes. We coordinate their rough-in, pathways and power, and we hold them to the same schedule as our trades. They usually stay under your contract for the equipment itself, which keeps your warranty relationship direct.
- Do you handle furniture?
- We coordinate the furniture installer’s access, power and data locations, and delivery window, but the furniture contract is normally yours. We will tell you where the drawings and the furniture plan disagree — that mismatch is one of the most common late problems on an office job.
