The delays that hurt retail are almost never framing. They are a storefront submittal rejected by the landlord’s design reviewer, a sign permit caught in a municipal design board, or a mall turnover date that moves and takes your fixture install and merchandising window with it. Miss a seasonal opening in a South Florida centre and you have lost the quarter the location was leased for.

The practical answer
Scope typically covers demising walls, storefront and entry systems, ceiling and lighting to the landlord’s criteria, HVAC distribution, power for fixtures and point of sale, low-voltage for network and security, back-of-house and stockroom, restrooms, flooring and wall finishes, and the exterior sign package. Cost concentrates in the storefront, the lighting, and the millwork. The schedule concentrates in approvals. We plan the job around the approval calendar, then build to it.

Common questions
- Do we have to use the landlord’s contractor?
- Sometimes, for specific scopes. Many centres require their own contractor for roof penetrations, fire alarm tie-ins and sprinkler modifications, to protect their warranties and their monitored systems. The rest is normally open. We read your criteria manual and tell you exactly which lines are carved out.
- How long does sign approval take?
- It varies widely by municipality, and it is the single most common cause of a retail opening without its sign up. Some South Florida cities route commercial signage through an appearance or design board that meets on a fixed monthly calendar. We start the sign path at the same time as the interior permit, not after.
- Can you build multiple locations for us?
- Yes. Romco Builders is licensed across all 67 Florida counties, so a rollout does not need a different general contractor in each market. What changes between locations is the jurisdiction and the landlord criteria, and we track those per site.
