Depth and legacy infrastructure. They were designed as research and manufacturing space, so the distance from the core to daylight and the existing mechanical distribution both fight a conventional office layout. That gets resolved at test-fit stage, well before finishes are discussed.
Is Boca stricter on exteriors than the rest of Palm Beach County?
In our experience yes, particularly downtown, where design standards and signage control are applied more tightly than in neighbouring cities. We treat the exterior package as its own approval path with its own duration rather than as part of the building permit.
Do you charge to look at a space and give us a number?
