Dewatering, support of excavation and deep foundations — including tidal sites — are done by our own crews, not brokered out. Very few Florida general contractors can say that. When a build-out turns into a structural or below-grade problem, it does not become somebody else’s schedule.

- Do you take commercial work in Miami Beach?

- Can we change our storefront on Lincoln Road?
- Possibly, and it is a preservation question before it is a construction one. Storefront systems, windows, awnings, signage and colour on a protected frontage go through Historic Preservation Board review. We start that path first because it, not the interior, sets the programme.
- Does the street raising affect our space?
- It can. Where the city has raised the adjacent street and stormwater system, entry thresholds, finished floor elevation and the accessible route into your space may all be affected — by work outside your lease line. It is worth confirming before you commit to a location.
- Do you charge to look at a space and give us a number?
- No. A walk-through and an order-of-magnitude budget on a Miami Beach space you are considering costs you nothing — that conversation should not have an invoice attached. A full preconstruction engagement, with a line-item budget, a constructability log and a permitting map, is a priced scope of work, and we credit the fee against the construction contract if you build with us.
- Can you work around the hours our business actually operates?
- Yes, and in Miami Beach it is usually the only way the job gets done. Phased construction, off-hours demolition, temporary partitions and a maintained path of egress are normal parts of our scope. Off-hours premiums are shown as their own line so you can see exactly what the phasing costs.
