Dewatering, support of excavation and deep foundations — including tidal sites — are done by our own crews, not brokered out. Very few Florida general contractors can say that. When a build-out turns into a structural or below-grade problem, it does not become somebody else’s schedule.

Why is Brickell more expensive to build in than the suburbs?
Logistics, not labour rates. Booked dock windows, shared freight elevators, material broken down to fit a cab, night-only demolition and protection of finished common areas on every trip. It is real money and we show it as its own line rather than folding it into the trade costs.
Do you charge to look at a space and give us a number?
No. A walk-through and an order-of-magnitude budget on a Miami space you are considering costs you nothing — that conversation should not have an invoice attached. A full preconstruction engagement, with a line-item budget, a constructability log and a permitting map, is a priced scope of work, and we credit the fee against the construction contract if you build with us.
Can you work around the hours our business actually operates?
Yes, and in Miami it is usually the only way the job gets done. Phased construction, off-hours demolition, temporary partitions and a maintained path of egress are normal parts of our scope. Off-hours premiums are shown as their own line so you can see exactly what the phasing costs.
